Types of Home Inspections

Home Inspection:     The House Authority offers full and partial home inspections for new and older homes.  The standard home inspection takes approximately 3 to 4 hours to complete, depending on the condition of the property.  This is a visual inspection of all the components of the property and home.  The House Authority Inspection Service,LLC meets or exceeds ASHI & NAHI's Standards of Practice and Code of Ethics.  We give you a non-biased opinion of the property.  We work directly for our clients, there are no third parties involved unless authorized by the client.

Pool & Spa Inspections: The House Authority peforms Pool & Spa Inspections. We evaluate all of the systems from the filters, pumps, coping, electrical to the plumbing. We comply with the FL Suncoast ASHI Pool and Spa Standards of practice.  These inspection are thorough and very informative.


New Construction Inspections:
    The House Authority offers new construction inspections for houses in the process of being built.  This inspection is usually a 3 phase inspection which consists of;

  • Phase I -   Slab Inspection (before concrete is poured)
  • Phase II -  Framing Inspection (before insulation and sheetrock/drywall installed)
  • Phase III - Final Inspection (Full Home Inspection)

The phases can be added or deleted based on the preference of the client.  New construction inspections help eliminate current and future problems with new homes.


Final Walk Throughs:
   The House Authority is pleased to do a final walk through with you to ensure the house is in good condition after the sellers moved out.  The inspection is designed to catch any new problems that were not there or visible at the time of the full home inspection.  Accident happen during the moving process it pays to make sure everything is correct prior to your closing.


Home Re-Inspections:
    As a result of most full home inspections, a list of items or defects are asked to be repaired or corrected from the buyer. The home re-inspection is a verification of repairs to be determined corrected in the proper way.  This inspection is brief but important to confirm proper repairs before the closing.


Home Preventive Maintenance/Safety Inspections:
    This inspection is designed to detect any and all items that need preventive maintenance, repairs and or safety issues.  The inspection is to help you prolong the life of your major components such as the Siding, Appliances, A/C Heating Systems, HW Heater, Roof etc.  This is recommended every 3-5 years for newer homes and 2-3 years for older homes.  By prolonging the life of your major components you save money in the long run.


New Home Warranty Inspections:
    This is a fulll home inspection for homes at the end of the one year warranty.  This inspection is designed to find any and all defects so they can be corrected prior to the warranty expiration.  One of the benefits of this inspection is the builder corrects the defects so you don't have to in the future. It only makes sense to have the builder pay for the repairs. You end up saving money in the long run.


Pre-Listing Inspections:
    No more surprises, this inspection identifies any and all defects that should be corrected prior to listing or putting a house on the market for sale.  We can do full or partial home inspection that will help you save money or make more money upon selling your home.  No surprises after the contract is signed when the home inspector comes into the house for the buyer.  Once the contract is signed you now know it is a done deal.


Roof Inspections:
   This inspection is to determine the condition and approximate life expectancy of the roof.  You receive a non biased opinion prior to any roofing contractors seeing your roof.  In most cases repairs can correct any problems prior to replacing a roof.


Electrical Inspections:
The House Authority has a licensed electrician on staff to perform Electrical Inspections.  This inspection identifies safety and defective issues along with estimating age. Electricity is hazardous when not in good repair or in safe condition. Fires are a direct result of amature repairs or upgrades.
