It is getting tougher and tougher to get and keep good home
owners insurance. The government has been strong holding the insurance
companies with regulations and the insurance companies have been hit with major
disasters in the last few years that have hurt them financially. Because of
these major issues the smaller insurance companies and some of the major
players have been leaving the state of Florida to cut their losses. The
companies that have stayed are making it harder to qualify and are demanding
inspection from a 3rd party source to determine if updates have occurred on
older properties. Houses older then 25 years have been the target of these
inspections.

Inspections
4pt Inspection: Several companies
require a 4 point inspection report to identify the roof, electric, plumbing
and HVAC systems of homes over 20-25 years. These inspections don't take very
long and are designed to give the insurance agents information necessary to
complete the information needed for the home owners policy application.

Electrical: To
identify the electrical service amperage, date of installation, properly
grounded, up to current code, exposed wires, sufficient for use and if there
is any visible active knob & tube wiring.

Plumbing: To
identify the supply pipe type/percentage, waste pipe, water heater type/year,
year installed, and if there are any active leaks.
|
|
Roof: To
identify the type of material used for the roof, type of roof (Hip, Gable,
Shed), estimated age and life expectancy, if there are any active leaks and
condition of the roof.

HVAC: To
identify the heating ventilation and air condition systems type of equipment,
age of the system, if it meets current code and operational mode such as a
thermostat.

Citizens Insurance 4pt Inspections with a Licensed Electrician: Citizens
Insurance Requires a regular 4pt inspection along with a separate electrical
inspection report completed by a licensed electrician. The House Authority
Inspection Service, LLC performs these inspections.
Wind Mitigation Inspection: This inspection
identifies how the roof is attached to the structure, including such items as
strapping, sheathing nails used, type of roof, secondary water proofing, gable
bracing, wall construction, and opening protections. This inspection must be
completed by a Certified Wind Mitigation Inspector.
Roof Inspection: This inspection
identifies the roof material, type of roof, age of roof, approximate life
expectancy and condition of the roof.
Electrical Inspection: This inspection report is
completed/performed by a licensed electrician. The service amperage is
identified, along with the estimated year of update, proper panel wiring,
properly grounded, and viewed for Knob & Tube wiring. This inspection helps
identify any safety issues. This is necessary for Citizens Insurance.
